Transforming heritage offices in Finsbury required absolute survey precision. The architects relied on TopoCrew to provide the critical measured building data for this challenging residential conversion.

Project Snapshot
Project type: Laser Scanning
Client: London-based architecture firm
Location: Islington, London, UK
Instruments: Leica RTC360 Laser Scanner, NavVis VLX Wearable Laser Scanner, Leica TS15 Robotic Total Station
Deliverables: Detailed 2D drawings (plans, sections, elevations) and 3D point cloud of the entire site.
Introduction
An architectural practice was tasked with converting two distinct but linked heritage buildings — a four-level former vicarage and a five-story traditional brick structure — from office use into high-quality residential accommodation.
However, refurbishing older London properties always comes with a unique set of professional challenges:
Dealing with complex existing structures: accurately documenting irregular internal spaces and undocumented alterations common in older buildings.
Missing or unreliable records: The risk of basing design decisions on outdated, inaccurate, or entirely absent historical plans.
High stakes in valuable refurbishments: the minimal tolerance for error in premium projects, where survey inaccuracies can lead to budget overruns and structural compromises.
Blending new designs with old buildings: ensuring new designs integrate sympathetically with the historic fabric, which relies on the precision of the initial site survey.

TopoCrew’s high-accuracy laser scanning survey addressed all these points and laid a strong foundation for the project's success.
Objectives and Challenges
TopoCrew's objective for the Finsbury project was to deliver an exceptionally accurate and comprehensive survey to the architects. This included detailed 2D drawings (plans, sections, elevations) and the underlying 3D point cloud of the entire site.
The site comprised two distinct, multi-level buildings with a connecting corridor. We needed to ensure complete, seamless survey coverage of all internal spaces, including complex room arrangements from years of undocumented alterations, as well as all external façades.
As with many older London properties, the Finsbury buildings presented irregular geometries and numerous non-standard features. Our key goal was precisely capturing these true details and providing a faithful representation of the buildings.

TopoCrew’s Approach
We needed to survey the whole site – every internal and external area, all floor levels, and every building façade. Our aim was to give the architects a definitive and trustworthy digital record of the buildings, and create a solid basis for their design work.
We chose a specific combination of advanced laser scanners best suited for this job:
We used the NavVis VLX wearable mobile laser scanner for the interiors. Because it’s fast and accurate in large, complex indoor areas, we could map all the office floors and connecting spaces efficiently, even with their unusual layouts.
For the detailed outside features and important structural points, we used the Leica RTC 360 terrestrial laser scanner. This made sure that all the façade details and key measurements were captured with the high precision that architects needed for detailed plans.
We created a complete and very accurate 3D point cloud – a digital copy – of the entire site. From this, we produced the precise 2D architectural drawings for the architects.
Our clients can view and navigate the 3D model of their site in a cloud application similar to Google Street View. They can also collaborate in real time, take measurements, add notes and make better project decisions.

Results and Project Impact
The detailed survey and the resulting drawings from TopoCrew offered clear, practical benefits to the architectural team and the project:
Maximum Data Accuracy
Our laser scanning delivered far greater accuracy and reliability than traditional methods. Unlike manual tools such as tape measures or basic laser distance measuring tools, which are prone to errors in complex settings, our data gave the architects a solid, verifiable basis for design.
Proactive Risk Mitigation and Avoiding Costly Problems
TopoCrew's precise surveys identified all existing structural elements. This was critical, as our engineer noted, to prevent costly errors or potential structural failures, thereby protecting the project's budget and safety.
Managing the Complexity of Heritage Buildings
We efficiently captured the irregular geometries of these older London buildings. This is a task where traditional manual measurements are slow and often inaccurate. Our team provided exact data for even the challenging areas, enabling effective design.
More Efficient Design Process
By providing reliable data upfront, TopoCrew enabled a more efficient design process. Our modern approach avoided the delays of slower, traditional surveying and significantly reduced the risk of costly on-site surprises and redesigns.
Better Outcome for the End Client
Ultimately, the high-quality, precise survey from TopoCrew empowered the architects to produce more refined and accurate designs, leading to a superior final build quality for their client.

Conclusion
This Finsbury project highlights just how vital high-precision surveying is for successfully refurbishing London's valuable older buildings. The real value isn't just in using advanced technology like the NavVis VLX and Leica RTC 360, but in how TopoCrew strategically uses these tools to give architects the clarity, data confidence, and solid foundation for their design ambitions.
Our Head of Surveys, Viktor Almadi, rightly said, "Attention to detail is what architects expect."
For complex residential conversions where every design choice is significant, starting with an impeccable understanding of the existing site is essential for success. TopoCrew provides architectural practices with this crucial accuracy, helping to successfully transform heritage sites into distinguished properties.
